Job Description:

Responsibilities Include:

  • The Assistant Project Manager (“APM”) will work in close relationship with the Project Manager (“PM”) who acts as a formal liaison with the client and architect/engineer.  
  • The APM’s main responsibility is to support the work of the PM.
  • The APM is responsible for assisting the PM with a multitude of tasks pertaining to the construction of the project on a daily basis, (or as required), including but not limited to:
  • Working with project team beginning with preconstruction phase.
  • Helping the PM and field team with identification, review and tracking of all open items including RFIs, Submittals and Long lead items.
  • Checking to be sure all requisite Insurances are in place for anyone on site.
  • Monitoring site safety conditions with the PM and Superintendent.
  • Distributing project updates, as required, including revisions, addendum, and bulletins.
  • Aiding PM and Field Team with processing of all changes to the project, including pricing information.
  • Facilitating the super to identify quality control and adherence to projects specifications.
  • Ensuring that subcontractors maintain sufficient  manpower to maintain schedule.
  • Attending project meetings and taking meetings minutes.
  • Reviewing and noting quality of construction issues with Field Team.
  • Gathering and preparing back up documentation for any potential disputes.
  • Verifying those subcontractors who may be responsible for applicable back charges.
  • Taking weekly jobsite photographs and overseeing Daily Logs.
  • Reviewing work in place for monthly requisitions.
  • Insuring project’s conformity to project documents.
  • Adhering to the project schedule.
  • Working  with the PM and Field Staff to coordinate and complete close-out activities, including the punch list, warranties, sign offs and as-built drawings.
  • The Assistant Project Manager(“APM”) may handle one or several projects at any one time, depending on size. He or she is responsible to monitor each of his or her projects by a site visit or call with the PM or Superintendent every day. This will help ensure the quality of construction on his or her project as well keep them informed of potential issues. On a regular basis, the PM and/or APM is to check all paperwork of the Superintendent.

ESSENTIAL SKILLS & EXPERIENCE:

Preferred Bachelor’s degree  from an accredited construction or engineering program.

LEED Accreditation, BIM and/or CAD skills a plus.

Minimum Experience: 2 years in the field of AEC.

Strong computer skills including proficiency using Excel and Word; project management and scheduling software knowledge helpful.

Excellent verbal and written communication skills and the ability to establish and maintain effective working relationships with clients, subcontractors and office staff.

Ability to organize work effectively; analyze problems, propose reasonable solutions, make logical decisions, carry-out decisions made, and follow-up with feedback where appropriate.
